Memory care
Memory care marketing for senior living operators
We market the memory care at each of your communities as its own line: a memory care page that families and AI answers can find, a Business Profile that says memory care, campaigns within Google's ad rules for housing and health, and follow-up with every family. Where your CRM records them, the monthly report shows memory care inquiries, tours and move-ins apart from assisted living. The website, the ad account and the profiles are yours.
The problem
Memory care is searched differently from assisted living
Families start looking for memory care at hard moments: a diagnosis, a fall, a parent who can no longer stay where they are. They ask for dementia care in a specific town, and some need a place within days. When memory care is a paragraph on the assisted living page, the search, the AI answer and the referral site have little of yours to show, and they name someone else.
Where memory care falls behind
No page of its own
Memory care sits in a paragraph on the assisted living page, so Google and AI assistants have no page of yours to cite when a family asks about dementia care in your town.
A profile that says assisted living
The Business Profile and the listings across the web describe assisted living, so a search for memory care finds little on them to match.
Inquiries that can't wait
A family calling after a hospital stay may need a place within days. An inquiry that waits two days for a callback may already have a tour booked somewhere else.
Memory care hidden in the totals
Reports count memory care with assisted living, so no one sees which care line has the open rooms, or what referral sites cost for memory care move-ins.
Our test
What AI answers cite for memory care: our six-town test
On November 3, 2026, we asked Google and ChatGPT about assisted living and memory care in six towns in our states and recorded every answer. In Asheville, ChatGPT’s answer to a family whose mother has dementia said: “I’d focus on communities that offer dedicated dementia and Alzheimer’s care, rather than general assisted living that happens to accept residents with memory loss.”
One afternoon is a snapshot, not a ranking. The answers and the method are in our six-town test.
Own websites cited for memory care
For the dementia question, ChatGPT linked communities’ and operators’ own websites 12 times across the six towns. For the plain question about the best assisted living, it linked them 0 times.
The map on every search
Google showed a map of Business Profiles on all 12 searches and an AI Overview on 3. Across the three overviews, 8 of their 12 sources were operators’ own sites.
Directories in the general answers
For the best assisted living question, ChatGPT’s visible sources were directories, senior care sites and state agencies, so what your listings there say about memory care was among what it read.
What's included
What our memory care marketing covers
Each community with memory care gets the parts below that fit its plan. The communities with the most open memory care rooms get the most effort.
A memory care page for each community
What families ask before a tour, answered in your community’s words: the care approach, the secured setting, daily life, staffing, what the monthly cost covers as you publish it, and respite stays if you offer them. You approve every page before it goes live, and the website is yours.
A profile and listings that say memory care
The Google Business Profile’s services, description and photos show memory care, and the community’s listings across the web, referral sites and directories among them, are checked so memory care, the phone number and the address are right.
Search and AI answers
We work on what Google and AI assistants draw on when a family asks about dementia care in the town: the memory care page, the profile, accurate listings and steady reviews. Our senior living SEO and AI answers page explains how.
Google Ads for memory care
A search campaign for memory care with its own budget, within Google’s ad rules for housing and health: no targeting by age or ZIP code, and no audiences built from health information. The ad account is yours, and you pay Google directly.
Follow-up while families decide
Each inquiry reaches your team as it arrives, with its source. Families hear from your community between the first inquiry and the tour: email sequences, text messages where they agreed to them, and each family in your CRM. Our inquiry follow-up page explains how.
Memory care tracked on its own
Every call and form is tagged by community and care line, so memory care inquiries aren’t lost in the assisted living totals. Where your CRM records them, each inquiry is followed to the tour and the move-in.
Referral sites in the report
Referral sites can help fill memory care rooms. The monthly report shows what they brought and cost for memory care, from the figures you share with us, next to your own channels.
Process
How we market memory care, community by community
-
The audit
We start with the free audit of each community with memory care: which memory care questions in its town name it in Google and AI answers, who is named instead, how its profile and listings describe it, and who advertises on its searches. Then we go through your memory care plan with you: open rooms, care approach, published costs and who answers inquiries.
-
The page and the profile
Each community gets a memory care page written from what your team tells us, approved by you before it goes live. The Business Profile’s services and description, and the main listings, are updated to say memory care.
-
Campaigns and follow-up
Where your plan has open memory care rooms, a search campaign for memory care runs on its own budget, within Google’s ad rules for housing and health. Each inquiry goes to your team as it arrives, tagged memory care, and families hear from your community by email, and by text where they agreed to it, until the tour.
-
The monthly report
Each month memory care has its own lines in the report: the questions that name it, inquiries by source and, where your CRM records them, tours and move-ins, next to assisted living.
-
Next month's plan
Effort goes where memory care has open rooms and few answers naming it. Memory care often fills at a different pace from assisted living, so its plan is set on its own.
Reporting
How we report memory care
Each month you get a report for every community, with memory care on its own: which memory care questions name it in Google and AI assistants, memory care inquiries by source, and, where your CRM records them, tours and move-ins. Next to them is what referral sites brought and cost that month, from the figures you share with us. No one can guarantee a mention in an AI answer, a tour or a move-in. What we promise is the work, done well, and an honest report on whether it's paying off.

We use these details only to prepare your report and to contact you about it. Nothing is sent until you press Get my audit.
For each community you list, we check:
- whether Google's AI Overview and AI assistants (ChatGPT, Gemini, Perplexity) name it for its town and care types, and who they name instead
- how its Google Business Profile and reviews compare with the communities that are named
- which referral sites show up above it when families search
- who is running ads on its name and on its searches
The report has one page per community and a summary of what to fix first. List each community with memory care and its town, and we check its memory care searches as well as its assisted living ones. Running fewer than five communities? We send a one-page snapshot of your main community within two business days.

FAQ
Questions about marketing memory care
Is memory care marketing a separate service?
No. It is our senior living program with memory care treated as its own care line at each community: its own page, profile details, campaigns, follow-up and lines in the report. The services are the ones on our senior living marketing page: search and AI answers, Google Ads, and inquiry follow-up with tracking.
Does memory care need its own page if it is a wing of our assisted living community?
We recommend one. In our six-town test on November 3, 2026, ChatGPT linked communities’ and operators’ own websites 12 times when a family asked about memory care for a mother with dementia, and not once for the general assisted living question. A page that answers families’ memory care questions gives Google and AI assistants something to cite. It sits on your community’s website, next to the assisted living page.
How do you write about dementia without it sounding like an ad?
We write in plain words, from what your team tells us: how the care works, what daily life looks like, what the monthly cost covers as you publish it, and the questions families ask on a tour. No medical claims and no promises about outcomes. You approve every page before it goes live.
How do you handle families' privacy?
Forms ask only what your team needs to reply, and each inquiry goes to your team and your CRM. Our tracking counts each inquiry and where it came from, not what the family wrote, so form answers stay out of Google Ads and analytics. Our campaigns start from what families search, not from lists of people, as Google’s health policy requires for memory care ads.
Can you advertise memory care on Google?
Yes, with search ads, within Google’s ad rules for housing and health: no targeting by age or ZIP code, and no audiences built from health information. Each community’s memory care gets its own campaign and budget where your plan has open rooms. Our senior living Google Ads page explains the rules and how we build the campaigns.
Do you market respite stays?
Yes, if your communities offer them. Respite stays get their place on the memory care page, the Business Profile and the campaigns, and the report counts respite inquiries with the other memory care inquiries.
Can you reduce what we pay referral sites for memory care move-ins?
That is the aim of the work: a growing share of families who find your memory care directly, through its page, its profile, AI answers and paid search. Referral sites can help fill memory care rooms, and you can keep using them. The monthly report shows what they bring and cost next to your own channels, so you can see the share move and decide how much to rely on them.
We're opening a new memory care community. Where do we start?
Before it opens. Our senior living lease-up marketing page explains how we plan an opening month by month, from the Business Profile with its opening date to the first move-ins.
Who owns the website, the ad account and the profiles?
You do. The website, the domain and the logins are in your company’s name, the ad account is yours and you pay Google directly, and the Business Profile belongs to the community. If we part ways, they stay with you, with their history and tracking.
What does it cost?
Pricing starts at $1,250 per community per month, with a $3,500 monthly minimum. Memory care is one of the care types you choose to grow at each community, and we quote it with the community. Ad spend is separate and paid by you. The audit is free, and we quote after it. Our pricing page explains what the fee covers and what you pay separately.
Do you work with single communities?
Our programs are built for operators with five or more communities. If you run fewer, ask for the free one-page snapshot of your main community in the form above.
